If you are sellingSell

Three decisionsthat shape a sale.

Review recent closed sales with similar location, style, condition, and living area. Agree on a pricing strategy before choosing a launch date.

  2. Create a strong first impression.

Clear the entry, simplify the rooms, and show the home in good light. Let professional photography and a thoughtful property story lead the presentation.

  3. Build a plan around your life.

Discuss your timing, showing preferences, and next move. A clear preparation calendar makes the many decisions easier to manage.

Selling in Massachusetts

What sellers hereneed before closing.

Massachusetts sellers usually need a smoke and carbon monoxide certificate from the local fire department, a Title 5 report if the home has a septic system, and the state lead paint notification if the home was built before 1978. The deed excise is paid at closing.

Smoke and CO certificateThe local fire department inspects the smoke and carbon monoxide alarms and issues a Certificate of Compliance before the sale (M.G.L. c. 148, §§ 26F and 26F½). Book it early; buyers and lenders expect it at closing.
Title 5 septic inspectionFor homes on a septic system, an inspection within two years before the sale. If weather prevents it, it can take place up to six months after.
Lead paint notificationFor homes built before 1978, give buyers the Property Transfer Lead Paint Notification and any lead reports before the purchase and sale agreement is signed.
Deed exciseUnder M.G.L. c. 64D, $2 for each $500 of the price; Barnstable County has its own rate. Your closing attorney confirms the exact amount.

Seller consultation

Ask for aproperty-specific review.

The townwide median is a starting point. Your best comparisons are recent closed sales that resemble your home. We prepare them before we meet.

When should I list?

Agree on a pricing strategy before choosing a launch date. Your timing, showing preferences and next move shape the calendar, and a clear preparation plan makes the many decisions easier to manage.

How do you price a home?

With recent closed sales that resemble your property in location, size, condition and style. Lot size, renovation quality, layout, parking and condominium fees all belong in the comparison. A listing price is a starting point; a closed sale shows what a buyer actually paid.

Do I need to stage?

Usually a few small changes matter most: clear the entry, simplify the rooms, and show the home in good light. We help you decide what is worth doing and what is not.

What does the marketing include?

Professional photography, a written property story and editorial presentation across the website, print and social channels. The specific package is confirmed in your consultation.
