SummaryDiscovery

The identity already exists. It needs a system.

2 typefaces

The PDF's font data names Cormorant Garamond Light and Light Italic, and Manrope ExtraLight. Every headline is Light. These are the exact faces, not guesses.

6 colors

Sampled from the pages: navy #071D2D, ivory #F7F3EC, ink #142A38, gold #B49A65, sandstone #E9E2D5, slate #59656A. All are close to the brief's estimates.

2.45 : 1

The contrast of the gold labels on ivory. That is fine in print at this size, but it fails WCAG AA on screen. The system adds a deeper Gold Ink (5.1:1).

1 illustration

The only drawing is the house linework on page 7. Decoration is otherwise limited to hairlines and the inset frame. That restraint is the luxury.

4 source credits

Photos and data are credited: Wikimedia CC BY-SA, Redfin with an access date, the Town of Wakefield, and the CFPB. The habit of citing sources is a brand asset.

The gold Cormorant wordmark sits top-center. The masthead "WAKEFIELD" is very large, light capitals, with "AT HOME" widely tracked beneath. Small Manrope caps carry the issue line and section labels.
Color
A midnight-navy field with a full-bleed photo, darkened toward the top and bottom so the type holds. Gold for the wordmark and frame.
Composition
An inset gold hairline frame. A symmetric masthead, with the cover line at bottom left and the contents at bottom right. The photo fills the page.
Photography
The couple at the door of a stately home with autumn plantings, in warm evening light. Confirm photo approval
Takeaway
The strongest single asset. The website hero should be this cover, translated.

Layout
Two columns: a portrait on the left (about 40%), and the name and biography on the right. A navy panel at the foot holds the promise and the three-part triad.
Hierarchy
Running head → two-line headline → small attribution → portrait and name → biography → navy promise. Clear and calm.
Details
Gold small-caps labels for the triad, ivory ground, generous margins.
Takeaway
This is the About page and the homepage introduction. The navy triad panel becomes a reusable block.

Presentation
A navy 2 × 2 panel with gold hairline dividers, light serif numerals and gold caps labels, with the period under each figure.

What makes it lookexpensive.

ElementObservedCarried into the system
TypographyCormorant Garamond Light for every headline, often as two short lines. Light Italic for captions and the answering half. Manrope ExtraLight for text, with widely tracked caps for labels.Same faces. Light display from 30px up. Text raised to Regular for screens. Labels in 600, tracked 0.18em.
ColorNavy and ivory alternate by page (navy on 1, 7 and 8, plus the 2 and 4 panels). Gold appears only as lines, labels and the wordmark. A sandstone band on page 3.Sampled tokens, Gold Ink for accessible text, semantic remapping for navy sections.
GridAbout 0.6 in margins, a 3-column body grid (pages 3, 4, 7), and image/text splits of about 40/60 (pages 2, 5, 6).A 12-column grid. The 3-column triad becomes 4 + 4 + 4. Splits become 6 + 5 offsets.
Image compositionFull bleed on the cover, a framed rectangle elsewhere, never rounded. Panoramic landscape on page 3, tall portrait crops on pages 2, 5 and 6.Square corners. Ratio set: 16:9, 4:5, 4:3, 3:4, 3:2, 9:16.
PhotographyWarm, natural light. Autumn palette. People shown as a couple, not as stock. Credited sources.Art direction guide with favor and avoid rules, and licensing and AI-image rules.
SpacingGenerous top margins, headline space at about 1.5× body text. Dense text columns balanced by quiet bands.4px scale with editorial jumps. Section rhythm of 64–136px.
HierarchyRunning head → headline → lead → body → source line → folio. Consistent on every page.Chapter and section components, folio bar, source-line style.
DecorationThe inset hairline frame (pages 1, 8), gold rules, and the page 7 house drawing. Nothing else. The folio frame, gold rule, dimension rule, and the line-illustration family.
ConsistencyHigh. Every page shares the running head, folio and type pairing. One technical gap: the file also references Helvetica, which is not embedded, for one text object.Brand-wide font rules. Helvetica is not used.

Strengths

A distinctive, restrained luxury look that suits every price point, not only mansions.

A personal, honest voice, with sources and dates even in marketing copy.

Local editorial content that builds relationships, a channel competitors rarely match.

Opportunities

Contrast: gold labels and ExtraLight text are too faint for screens.

Geography: the masthead and copy are Wakefield-only, so the brand needs a Massachusetts-wide frame.

No logo system yet: the wordmark is typeset, with no monogram, favicon or lockups. Photography is partly sourced from Wikimedia and partly AI-generated.

Identity
A metallic gold and navy "key" logo with a skyline. It is a different visual language from the Oberdorfer editorial style.
REWAP Brokerage logo as reproduced on page 8

As reproduced on page 8 of the publication.

Implication: the brokerage's metallic style should never mix with the team's flat hairline language. The magazine's solution is right: the REWAP logo sits on its own ivory plate, introduced by "Powered by". Because REWAP is based in Worcester, the statewide service area including Worcester is a natural fit.

DecisionDeliverable 3

Three ways forward. All from the magazine.

Each sketch shows the first screen of the homepage. All three keep the navy, ivory and gold, and the light serif.

Concept A

Editorial Heritage

The closest to the magazine: a centered serif masthead, inset double frame, navy and ivory pages, restrained gold and large light headlines.

Strength: instantly recognisable to the clients. Risk: it can feel static and print-bound on screen, and centered layouts struggle with dense listing content.

Concept B

Modern Architectural

A contemporary evolution: a visible 12-column grid, asymmetric splits, linework and dimension lines from page 7, and tighter, more precise type.

Strength: handles listings, filters and data with ease. Risk: cooler and less personal, and it drifts furthest from what the clients like.

Concept C

Warm Contemporary

A softer, more personal take: sandstone grounds, arched portrait frames, rounded buttons, italic headlines and lifestyle-led storytelling.

Strength: the most approachable for first-time buyers. Risk: it loses the navy authority and edges toward the generic "cream and serif" look many brands share.

Recommended and chosen

Chosen Oct 15, 2026

A + B: Editorial Heritage on an architectural grid.

From A, the identity: the cover becomes the hero inside the inset frame. Light Cormorant headlines that answer each other. Navy for covers and closings, ivory for reading. The running heads and folios as page furniture.

From B, the structure: a 12-column grid with asymmetric splits for real content such as listings, filters, agent directories and data. The dimension-line rule and the house-drawing illustration family. Precise, square components.

Why: Brandon and Kaitlyn asked to keep the magazine. A alone keeps it but cannot carry a property-search site, and B alone carries the site but loses the warmth. Together they stay recognisably the magazine and work as a website. C's warmth comes through photography and voice instead of softer shapes.
