Decide once.Build with confidence.

Every choice still open for the brand, website and launch, with the options side by side, a recommendation, who decides and what each one holds up.

Prices are published planning figures, not quotes. Nothing here is legal advice; compliance items go to REWAP's broker of record.

Team email

The account that owns Google Ads, Search Console, Analytics and the Business Profile should belong to the business.

Recommended now

Team Gmail + forwarding

Free

  • One business Gmail owns Search Console, the Business Profile and Analytics; Brandon, Kaitlyn and the developer are added as users, never a shared password
  • team@oberdorferteam.com forwards to it (for example ImprovMX, free): two MX records and an SPF record at GoDaddy
  • Receive only: replies come from the Gmail address until a paid plan or Workspace
Recommended next

Google Workspace on oberdorferteam.com

Paid per user

  • Real mailboxes such as team@, brandon@ and kaitlyn@
  • Add it as owner of each Google tool, then remove the Gmail; nothing is lost
  • Its MX, SPF, DKIM and DMARC records replace the forwarding records

Another provider

Paid per user

  • Microsoft 365 or similar, if REWAP or the team already uses it
  • Same switch-over: new owner on each tool, then new DNS records

Worcester office hours and status

The address is decided: 652 Park Ave, Unit B, Worcester, MA 01603 (see the log below). Still open: opening hours, the opening date and the office's formal status under REWAP. Hours go on the office page and the Business Profile, and Google expects them to match.

Recommended

"By appointment" until the office opens

  • Honest while the office is being set up
  • Switch to regular hours on opening day

Publish regular hours now

  • Only once someone will be there to answer the door
  • Wrong hours on a Business Profile draw complaints

Local phone line

406 is a Montana area code. It is confirmed and must stay consistent everywhere.

Recommended

Keep 406-250-7620

  • Already on the publication and site

Add a 508 or 774 office line

  • Reads as local to Worcester callers
  • Only if used consistently on every listing

Launch

To supply

  • Massachusetts license numbers for Brandon and Kaitlyn
  • REWAP team-advertising disclosures and approvals
  • Privacy policy covering lead storage, CRM forwarding, email and AI providers, retention
  • Consent wording for email and, later, texts

Coming-soon page on the domain

A one-page WordPress theme is ready to install on oberdorferteam.com while the full site is built. It is advertising for the team, so REWAP approves the wording first. See the page.

  • Nothing public until launch
  • The domain starts with no search history

Vendor choiceDecisions

Listings are licensed.Pick who supplies them.

The website and the CRM are built in, so the IDX product only needs to supply MLS PIN search and listing pages and pass leads to the site. All-in-one platforms that replace the website (Real Geeks, Lofty, Sierra Interactive, BoldTrail, CINC, Ylopo, AgentFire, Placester, Luxury Presence, iHomefinder) are benchmarks, not candidates. Prices: vendor pages and MLS PIN, checked October 17 to 22, 2026.

Recommended

Built-in only

  • Inbox, routing, pipeline and nurture on the site
  • No extra subscription

Built-in + Follow Up Boss

$138/mo · 2 × $69

  • Leads forwarded; the site keeps its own copy
  • Adds calling and mature workflows

Lead routing
Recommended

15 minutes, both leaders own all towns

  • Unanswered leads escalate after 15 minutes in business hours
  • Assign towns to agents as the team grows

Split towns now

  • For example, Brandon for Central MA and Kaitlyn for North of Boston

Email service and sender addresses

Marketing email must not send from the web server. Whichever service is chosen, marketing and nurture email stays separate from the site's notifications, so a complaint about marketing never delays a lead alert.

Elastic Email through Cloudways

Cloudways SMTP add-on; check current pricing there

  • Sends the site's own email: form and lead notifications, password resets
  • Not a mailbox; not needed until the site has forms
  • Needs Elastic Email's SPF and DKIM records on oberdorferteam.com; send as notifications@oberdorferteam.com

A dedicated email service

Billed by volume

  • Amazon SES: lowest cost at volume, more setup
  • Postmark: strong deliverability, simple setup
  • Mailgun: flexible, good webhooks

Google Business Profile

The single biggest factor for "real estate agent near me" map results. On hold (Oct 22, 2026) while the team checks with REWAP: the team shares REWAP's building at 652 Park Ave, and REWAP lists that address on its own site. Google allows an agent or team its own profile at a brokerage's address only when it is clearly separate, or it may treat the two as duplicates. No profile exists yet.

Questions for REWAP: is Unit B the team's own space or REWAP's office? Does REWAP allow its teams their own Google profile? Who can receive Google's verification at the office?

Recommended

Separate team profile at Unit B

  • Name "The Oberdorfer Team", without REWAP in it
  • Category: Real estate agent (REWAP is the agency)
  • The team's own phone, 406-250-7620, and oberdorferteam.com
  • Owned by the team's Google account
  • Ask every closed client for a review

No separate profile

  • If REWAP doesn't allow team listings
  • The team appears through REWAP's profile and its own site instead

AI search crawlers

Whether AI tools such as ChatGPT, Claude, Perplexity and Gemini may read the site. The site's robots.txt states the choice at launch. Google's AI Overviews use the ordinary Google crawler, so they are not affected.

robots.txt at launch
Recommended

Allow them

  • The town guides are written to be quoted, with sources on every fact
  • Answers that cite the team link back to the site

Block AI training, allow AI search

  • Block training crawlers such as GPTBot and Google-Extended; allow search crawlers such as OAI-SearchBot and PerplexityBot
  • Keeps citations, limits reuse of the writing

Block them all

  • The content stays out of those tools' answers
  • Ordinary Google search is not affected

LogDecisions

Settled,and when.

  1. Direction A + B (Editorial Heritage on an architectural grid). The publication's details are correct, including 406-250-7620 and "Top Producer".

  3. Production domain: oberdorferteam.com.
  4. Hosting on Cloudways, PHP 8.4, custom WordPress block theme.

  7. Individual agent profiles for Brandon and Kaitlyn, and a template for future agents.
  8. Massachusetts-wide SEO with 16 researched town guides (list proposed).
  9. Tier 3 added: Boston as one city guide, plus anchor towns for the South Shore, Cape Cod, the South Coast and the Berkshires (27 guides in all).
