Selling, with care

Your house is photographed, written about and priced as if it were being published, because it is. You'll see the reasoning behind every number.

From walk-through to closing

  1. 1

    Walk-through

We see the house the way a buyer will, with you.

We: a written list of what to fix, what to leave, and what it's worth doing.
  2. 2

    Prepare

Repairs, clearing, the small things buyers notice.

We: names of people who do the work well, and a schedule.
  3. 3

    Publish

Photographs, the story of the house, the listing page.

We: you approve every word before it goes live.
  4. 4

    Show

    Open houses and private showings.

We: feedback from every showing, in writing, the same week.
  5. 5

    Decide

Offers, terms and the buyer's financing.

We: offers side by side, net proceeds, a recommendation.
  6. 6

    Close

Inspection, P&S, certificates and the closing.

We: one timeline, your attorney looped in, nothing missed.

What Massachusetts asks of sellers

A plain summary. Your attorney confirms what applies to your house.

Smoke and CO certificate
Before the sale closes, the local fire department inspects the smoke and carbon monoxide alarms and issues a certificate. We schedule it early; some towns book out.
Title 5 inspection
If the house is on a septic system, it needs a Title 5 inspection, generally within the two years before the sale. A failed system changes the sale, so we find out first.
Lead paint notification
For houses built before 1978, buyers receive the state's lead paint notification and the federal disclosure, and you share what you know.
Your attorney
Sellers in Massachusetts usually hire their own attorney to review the Purchase and Sale agreement and prepare the deed. We'll introduce you to a few.
